This weekend was the culmination of almost a year of intensive effort on my property business, as I concluded a Virtual property masterminds Training and Coaching Course with Simon Zutshi, who is one of the Uk´s leading property masterminds trainers; in fact I would say that in my opinion he is the leading UK property trainer.
I was participating with 7 other property masterminds, most of whom were from the UK, and 2 participants from abroad, specifically Switzerland and Hong Kong.
A few months ago Simon Zutshi sold his business to Geniu.ai from Singapore for a sum of around $20m. Simon will be taking his business globally and he is certainly a very experienced property investor and a very talented property masterminds trainer, as well as an engaging and personable speaker, and genuinely nice person. I have been working with him for around 15-18 months overall, and his training and coaching and mentoring have certainly helped me to advance my own position in property.
There is the opportunity to continue training with Simon´s PIN organization after having graduated from the Property Mastermind Program, which i did on Saturday 19th November 2022.
What I like about Simon´s philosophy is that he is always looking for ways to achieve win-win solutions that benefit all parties
I will be signing up to continue with the coaching, mentoring and support that I have received from PIN and i just need to decide on the level at which I will continue, since there are silver, gold and platinum programmers as well as something called MM100, all of which i will evaluate to see which is most suitable for me on my journey towards property masterminds development and investment success.
Apart from Simon Zutshi´s property masterminds Investors Network, i belong to several other property networking groups in the UK, as well as the Global PIN network.
Simon also is an advocate of various innovative creative financing techniques, enabling bot the seller and the purchaser to benefit from the type of solution adopted.
Such creative solutions may include Purchase Lease Options, Vendor Finance, Exchange With Delayed Completion, and other methods that may be appropriate to the circumstances under consideration.
Having worked with the other property masterminds for almost a year it was great to meet them all in person, with the exception of a couple of people who could not make it to that event this weekend.
Nevertheless I will be keeping in touch with all of them and hopefully working with most of them in the future.
of this mastermind course has really flown by and although i did not achieve everything that i set out to achieve during the time i have achieved a lot, and have a good pipeline of work for the future.
The niche that i operate in is converting commercial to residential units for sale or rental in the size range between 5 and 20 units, using Permitted Development Rights.
The latter point is very important because the Town Planning System in the UK is broken, and unless you use Permitted Development Rights then you are importing a lot of risk to your project.
Essentially Permitted Development Rights allow you the right to develop a particular type of property, subject to meeting 5-6 criteria. The Local Planning Authority is not allowed to impose either Local or National Planning policy obligations on you, because it is a Permitted Development Right. The Local Authority is obliged to respond within 56 days with their ratification of the approval.
I Met Up With Fellow Property Masterminds
Once you have this permitted development ratification, it enables you to refinance your purchase at residential values, which are higher than commercial values.
Overall I feel optimistic that I am better equipped to profit on my property investment journey, and that i can turn my knowledge into profit for investors too.
